Pure Offices provide flexible, high-quality private office space to rent in Thorpe Park, Leeds. The building is designed to prioritise adaptability and occupant well-being, with unfurnished office suites allowing tenants to shape their workspace according to their specific requirements.
Project Requirement
Spectra was engaged to design and install new electrical sub-distribution boards throughout the property and to supply and fit new electric Rointe radiators within selected offices. The works required careful planning due to the building’s occupancy and internal constraints.
Spectra Energy Group – Project Delivery
Acting as Principal Contractor, Spectra Energy Group delivered the project during night shifts to avoid disruption to tenants. Our responsibilities included full PC duties, the construction phase plan, and complete design-and-build services.
Design & System Selection
Spectra’s NICEIC-approved electrical engineering team developed and implemented a full D&B solution, providing:
3 new distribution boards – one per floor, dedicated to serving the new radiators
Over 48 Rointe electric radiators supplied and installed
Electrical cabling and installation works completed out-of-hours and during weekends
Cable containment solutions installed within the floor voids along corridors, feeding each office
Use of existing on-site plant rooms for equipment storage, eliminating container hire costs
Full electrical documentation, including wiring schematics, O&M manuals, DB board charts, and NICEIC test certification
A detailed control strategy, aligning with the 24/7 radiator programming capability
Installation of time clocks and contactors on each new distribution board to control power to the radiators
End Result & Client Feedback
Pure Offices expressed a high level of satisfaction with the project delivery. Despite working within tight floor voids and navigating a range of challenges associated with the ageing building fabric, Spectra Energy Group delivered the installation efficiently and to a high standard.
All radiators are fully operational, and comprehensive documentation was issued at handover. End users have reported improved temperature control and comfort throughout the building.
Spectra’s electrical team successfully planned and executed the works within a compressed timeframe, and the final outcome has been described as excellent.
